Spa Inspection in Lititz, PA Finds Damage From Cold Temps

After an extra cold winter in Lititz, PA, our inspector finds extensive damage to a hot tub.

Swimming Pool Inspection Services was called out to inspect a hot tub in Lititz, PA that had incurred damage over the winter. Our inspector spoke with the insured, who stated that the spa had frozen and cracked during the winter.

Inspection Observations

During the course of his inspection, our inspector made note of the following observations:

  • The spa was empty at the time of the inspection.
  • There was a split nut union loose on the deck.
  • Looking at the equipment area and as far as could be seen in the plumbing, there were no visible cracks.
  • There was a lot of water under the unit.
  • The spa skirt was cracked in the outside corner.
  • The spa cover was rough.

Analysis of Damage

Our inspector made note of the following after the inspection:

  • The amount of water found under the spa is normally indicative of a plumbing failure. Without filling the spa to see for certain, our inspector could not say for certain that the spa plumbing was a complete loss. The split nut would need to be filled and the spa filled with water before making such a conclusion. If the the plumbing is damage, the unit would likely be a total loss, and would need to be replaced entirely.
  • The condition of the spa cover appeared to be from age, but also sustained damage from the winter snow load.

Cause of Loss

After thoroughly inspecting the hot tub, cabinet, and surrounding areas, our inspector made the following conclusions:

  • The damage to the spa cover was caused by age and normal wear and tear. The recent extreme winter conditions finished it off.
  • The split nut union was caused by freezing temperatures.
  • As covered above, the spa will need to be repaired and tested to determine if there is a situation with the plumbing. There is a chance the entire unit will need to be replaced.
