Discovery Bay, CA Pool Inspector Accurately Assesses Fire Damage
A pool in Discovery Bay, CA was allegedly damaged by a fire, but our inspector finds otherwise. The homeowners claimed a fire that occurred one year prior had damaged the filter equipment and that it would need to be replaced. Our inspector performed a thorough assessment and determined that it was not a fire, but the homeowner’s own negligence that had damaged the pool.
When damage occurs to a swimming pool or spa, it is essential that the damage be addressed in a timely manner. Allowing a swimming pool to sit while it is not properly functioning can result in more damage and costly repairs. Because this swimming pool had been non-functional for over a year, the plaster had sustained damage.
Our inspector visited the property and made the following observations:
- There was no electricity running to the equipment
- There was no visual evidence of fire damage to the equipment
- The pool and spa had severely low water levels and the water was black with debris (some fire-related debris)
Observation vs. Belief
With no electricity running to the equipment, our inspector was unable to determine if the filtration equipment was in working order or not, and was unable to observe any visual damage. Although the general contractor on the site was insistent that the equipment would need replacing, our inspector could not make that determination without having electricity to run the equipment. Based on the inspection, as well as the fact that the pool had not been functioning or maintained for approximately one year, our inspector was able to determine that at the very least, the equipment would need to be serviced, and the filter cartridge replaced. He informed the contractor working on the home that after electricity was running to the equipment, another inspection could be performed to determine the functionality of the equipment.

In addition to observing the pool equipment, our inspector performed a thorough inspection to the entire swimming pool and spa. He determined that the plaster had been exposed to the sun for an extended period of time, and would need to be replaced. This is a costly repair that could have been avoided if the pool had been properly cared for.
In total, our inspector determined that at the very least, the equipment would need to be serviced, and the filter cartridge and plaster would need replacing. While our inspector could not verify fire damage to the filtration equipment, it was clear that this pool was in disrepair and needed restoration. Had the homeowners taken action when the fire first occurred, much of the resulting damage to this Discovery Bay, CA pool could have been minimized, saving time and money.
