Swimming Pool Inspected for Damage in Manalapan, NJ

Swimming Pool inspection Services was called out to inspect a swimming pool in Manalapan, NJ, which had been severely damaged. Our inspector visited the property in question and spoke with the insured. The insured showed our inspector pictures of the pool with ice and snow piled high on the cover and liner.

Observations Made During Pool Inspection

Our inspector performed a thorough inspection of the pool, liner, cover, and surrounding areas, and made the following observations:

  • The pool liner was torn out of track in numerous and large areas.
  • The bead of the liner was torn.
  • The pool was only half full with water.
  • The water was dark brownish in color.
  • There was a large amount of debris in the pool.
  • The concrete was separated from the coping.
  • Water is filtering behind the pool walls causing them to bulge.
  • The safety cover was removed and rolled up in the corner of the property.
  • There were a number of damaged springs on the ground around the pool.
  • This pool was about 20 to 25 years old.

Analysis of Swimming Pool Inspection

Our inspector noted that the photos were of the above referenced pool, and did show ice and snow on the cover and liner of the pool. However, our inspector did not believe that this was not the cause of the damage.

Our inspector also noted that the bead of the liner was torn beyond repair in several places. Once a liner is torn and exposed to more weather, further damage is usually imminent.

It was determined that the coping separated from the concrete due to usual settling of the soil with age. When this happens, water, ice, or snow can filter behind the pool and cause damage.

The insured had removed the safely cover and it could not be inspected. However, there were a number of damaged springs around the pool, which supported the insured’s explanation that the straps were torn, and the possibility that a tear existed in the cover.

Cause of Loss in Manalapan, NJ Swimming Pool Inspection

It was the opinion of our inspector that the damage to the pool had been caused by age and normal wear and tear. The usual settling of soil caused the concrete to separate from the coping around the pool, which allowed water, ice and snow to filter in behind the pool and cause damage.

Our inspector determined that the pool was repairable, and would only require a new liner and safety cover.
