Swimming Pool Inspection in Wellington, NJ

Swimming Pool Inspection Services was called out to inspect a swimming pool in Wellington, NJ that had been damaged. Our inspector was asked to determine the cause of damage to the pool liner. Our inspector visited the property in question and spoke with the insured, who stated that they resided in Pennsylvania, so did not live at the New Jersey property year-round. The insured indicated the pool was approximately 40 years old, and that it had been winterized this past season. The insured also reported that the pool was full of water just a couple of weeks prior to the damage and did not know what had happened with the pool.

Inspection Observations

After performing a thorough inspection of the pool and surrounding areas, our inspector made the following observations:

  • A good portion of the pool cover was pulled inside the pool.
  • Patio blocks and gallon water containers were used to hold the pool cover on the pool.
  • A couple of the gallon water containers were floating in the pool.
  • There was only a small amount of water left in the bottom of the pool.
  • The water was dirty.
  • The liner was brittle and bleached.
  • The liner was ripped in several areas.
  • The liner appeared to be approximately 10 years old.
  • The coping was loose in several areas.

Analysis of Wellington, NJ Pool Inspection

Our inspector pointed out that patio blocks and gallon containers should never be used to hold a pool cover in place. Patio blocks are sharp and can result in damage to the cover. Patio blocks can also damage the liner if they fall in the pool. In addition, gallon containers placed feet apart can still allow for wind to blow under the cover and pull it into the pool. Water can also evaporate in the containers if left for a period of time, which will not hold down the pool cover. Water bags are recommended to hold down pool covers.

Our inspector noted that if the pool cover wasn’t monitored or correctly held down, the rain that had fallen in the above referenced area would likely have built up on the cover, which would have then led to the displacement of the water. If weight from rain pulled the cover down, water would have spilled over the sides of the pool.

As the water level dropped, the liner shrank and became dry. This was evident in the splits in a few areas – it was also dry to the touch. The liner was also aged and bleached from over-chlorination.

Our inspector further noted that the coping was loose due to the age of the pool, and that the liner needed to be replaced.

The structure of the pool cannot be inspected to determine if it is structurally sound until the pool liner is removed. If the structure of the pool needs to be repaired or replaced, the cost would increase.

Cause of Loss in Wellington, NJ Swimming Pool Inspection

It was the opinion of our inspector that heavy rains likely overloaded the cover and displaced the pool water. This caused the water level to drop. When this happened, the patio blocks and gallon containers fell into the water and pierced the liner.
